How do I calculate roofing area?
To estimate roofing area, start with the ground floor footprint area of the home in square metres, then apply a pitch factor based on roof angle. For a low-pitch roof (approximately 15 degrees), the pitch factor is about 1.04, so a 150m2 footprint gives a roof area of about 156m2. For a medium pitch (30 degrees), the factor is approximately 1.15, giving 172m2. For a steep roof (45 degrees), the factor is 1.41, giving 212m2. Add area for eave overhangs, which are typically 300-600mm per side. Complex roofs with hips, valleys, and dormers require more detailed measurement. Does roof replacement require a building consent in NZ?
In New Zealand, like-for-like roof replacement (replacing the same material with the same material) generally does not require a building consent under the Building Act 2004 Schedule 1 exemptions. This means replacing corrugated iron with new corrugated iron, or tiles with the same tiles, is usually exempt. However, if you change the roofing material (for example, from tiles to long-run steel), alter the roof structure, change the roof pitch, or add new skylights, a building consent may be required.
